Anna Larsson p\u00e5 Hifab Advisory pekar ut sex omr\u00e5den d\u00e4r en intressant utveckling v\u00e4ntas under 2023.<\/strong><\/p>\n<p>&#8211; Vi m\u00e4rker att bygg- och fastighetssektorn ser p\u00e5 energifr\u00e5gor med nya \u00f6gon. L\u00e4get \u00e4r mer komplext idag och m\u00e5nga olika krafter p\u00e5verkar energiomst\u00e4llningen. Som fastighets\u00e4gare m\u00e5ste man navigera bland m\u00f6jligheter och risker och se till att man fokuserar p\u00e5 r\u00e4tt saker. Gamla sanningar blir snabbt utdaterade, s\u00e4ger Anna Larsson, Strategisk r\u00e5dgivare p\u00e5 Hifab Advisory.<\/p>\n<p>Ett antal omr\u00e5den kan pekas ut som extra intressanta att f\u00f6lja under \u00e5ret:<\/p>\n<p><strong>1. Miniminiv\u00e5er f\u00f6r energiprestanda i befintliga byggnader kan snart vara verklighet<\/strong><br \/>\nSom en delkomponent i EU:s energi- och klimatarbete har ett f\u00f6rslag om minimikrav p\u00e5 energiprestanda i befintliga byggnader varit under behandling 2022. EU-parlamentet har sedan \u00e5rsskiftet vridit upp ambitionsniv\u00e5n ytterligare. Fj\u00e4rrv\u00e4rmens roll i klimatomst\u00e4llningen och m\u00f6jligheter f\u00f6r Bio-CCS<\/strong><br \/>\nM\u00e5nga fastighetsbolag har antagit skarpa klimatm\u00e5l, validerade enligt Science Based Targets, och i driftsfasen \u00e4r fj\u00e4rrv\u00e4rmens utsl\u00e4pp ofta dominerande. Flera fj\u00e4rrv\u00e4rmebolag har annonserat stora omst\u00e4llningsplaner, d\u00e4r tekniker f\u00f6r inf\u00e5ngning av koldioxid st\u00e5r i centrum. F\u00f6r de fj\u00e4rrv\u00e4rmen\u00e4t som \u00e4r f\u00f6rnybara redan idag inneb\u00e4r tekniken negativa utsl\u00e4pp (Bio-CCS). Energimyndigheten har dessutom tagit fram f\u00f6rslag p\u00e5 ett st\u00f6dsystem f\u00f6r Bio-CCS, som kan bidra till att investeringsplanerna blir verklighet. Hur fj\u00e4rrv\u00e4rmen passar in i fastigheternas omst\u00e4llningsplaner \u00e4r d\u00e4rf\u00f6r en diskussion som b\u00f6r f\u00e5 ny fart 2023.<\/p>\n<p><strong>3. Batterier och frekvensreglering ger nya int\u00e4kter<\/strong><br \/>\nBatterier i k\u00e4llaren med syfte att interagera med eln\u00e4tet har g\u00e5tt fr\u00e5n ett tankeexperiment till n\u00e5got f\u00f6r fastighets\u00e4gare att \u00f6verv\u00e4ga p\u00e5 allvar. Priss\u00e4ttningen p\u00e5 Svenska Kraftn\u00e4ts marknader f\u00f6r st\u00f6dtj\u00e4nster och frekvensreglering ligger s\u00e5 pass h\u00f6gt att intresset f\u00f6r batteri-investeringar kan bli stort under 2023. Batterier och andra flexibla el-resurser kan anv\u00e4ndas f\u00f6r flera olika \u00e4ndam\u00e5l, b\u00e5de i fastigheten och utanf\u00f6r, och hur resurserna anv\u00e4nds p\u00e5 ett s\u00e4tt som b\u00e5de \u00e4r l\u00f6nsamt och bidrar till h\u00e5llbarhetsomst\u00e4llningen \u00e4r en teknisk utmaning.<\/p>\n<p><strong>4. Ny reglering kr\u00e4ver ordning bland energim\u00e4tarna<\/strong><br \/>\nI och med EU:s kommande direktiv CSRD, som f\u00f6rv\u00e4ntas tr\u00e4da i kraft 2024, \u00f6kar kraven p\u00e5 granskning av h\u00e5llbarhetsrapportering, d\u00e4r den \u00e5rliga h\u00e5llbarhetsredovisningen blir mer j\u00e4mst\u00e4lld den finansiella redovisningen. P\u00e5 energiomr\u00e5det inneb\u00e4r det till exempel att \u00e4ven rapporterad energianv\u00e4ndning ska granskas, g\u00e4rna tillbaka till k\u00e4llan. F\u00f6r de som tr\u00e4ffas av CSRD \u00e4r det d\u00e4rf\u00f6r h\u00f6g tid att s\u00e4kerst\u00e4lla ordning och reda bland m\u00e4tare och underm\u00e4tare, och m\u00e5nga kommer att beh\u00f6va h\u00f6ja kvalitetsniv\u00e5n betydligt.<\/p>\n<p><strong>5. Fastighets\u00e4gare tar grepp om laddinfrastrukturen<\/strong><br \/>\nUnder 2022 n\u00e4stintill dubblerades antalet elbilar i trafik i Sverige och under 2023 kan vi f\u00e5 se fastighets\u00e4gare som tar ett helhetsgrepp kring fr\u00e5gan. Hur gr\u00e4nssnitt och integration ser ut mellan elbilsladdare och fastighet och hur aff\u00e4rsuppg\u00f6relsen f\u00f6r laddningen g\u00e5r till \u00e4r \u00e4nnu inte sj\u00e4lvklart, och diskussionerna b\u00f6r ta ny fart under 2023. Kundupplevelsen kring elbilsladdning kan ocks\u00e5 f\u00e5 ett st\u00f6rre fokus i takt med att fler ber\u00f6rs.<\/p>\n<p><strong>6. AI-optimering vinner mark men proptech-bolagen k\u00e4nner av anstr\u00e4ngd marknad<\/strong><br \/>\nAtt \u00f6verstyra fastigheters tekniska system med n\u00e5gon typ av optimeringsalgoritm \u00e4r ett arbetss\u00e4tt som l\u00e4nge varit lovande, men inte rullats ut i stor skala i fastighetsbest\u00e5ndet.
